Lake of the Ozarks real estate is a mix of second homes, short-term rentals, and small businesses that do not look like a W-2 story. If the house will rent, or if your tax return is conservative on purpose, a standard underwrite can stall even when the deal is sound. Danny Pfenenger, a mortgage broker with UMortgage, a branch of Nexa Lending, works Non-QM files for investors and self-employed buyers in Osage Beach, Lake Ozark, Camdenton, Sunrise Beach, Laurie, and the Village of Four Seasons.
DSCR in plain language
A DSCR loan asks whether the property's rent can cover the payment. It is not a personality test, and it is not a gift. Lenders still look at credit, reserves, and the lease or rental estimate. A cabin that sits empty eight months of the year will not magically pass because the lake is pretty.
Use DSCR when the property is the story. Do not use it to hide a personal credit problem. Dan will say if a DSCR file is the wrong tool and point you at a different structure, including a bank statement or 1099 path when the issue is business income rather than rent.
Bank statement and 1099 files
Self-employed buyers in Jefferson City, Springfield, and the lake towns often show thin taxable income and healthy deposits. Twelve to 24 months of business or personal statements can support a bank statement loan when transfers, ATM noise, and large one-time deposits are explained. 1099 contractors sit in a similar lane when the deposit trail is consistent. Expect to talk about seasonality. A marina, a construction company, and a clinic do not deposit the same way.
Bring statements as PDFs, not screenshots. Name the accounts. If money jumps between personal and business every Friday, say so up front. Underwriters hate surprises more than they hate complexity.
If you already own a rental in Camdenton or Osage Beach and want a second, bring both addresses. Mixing a primary-residence story with an investment story is a common stall.
What this is not
This is not a pitch for every loan type on the menu. Dan's focus is VA for veterans and Non-QM for investors and the self-employed. If a file is a poor fit, he would rather decline the busywork than stretch a program until it breaks at closing.
Short-term rental rules, HOA caps, and insurance in flood-adjacent pockets of the lake can change the math after you fall in love with a dock. Ask those questions before the inspection period is half gone.
Next step
Have the address or a short list, the rent you actually collect or a realistic estimate, and a reserve number you can prove. Dan and his team can tell you quickly whether DSCR, bank statement, 1099, or none of those is the path, and what monthly payment and money out of pocket look like before you chase a dock with a bad file.
