Keep Your Mortgage · Tap Equity

Tap home equity without replacing your current mortgage

Rates are high enough that a lot of Missouri homeowners want cash and do not want a new first mortgage. Dan Pfenenger looks at that choice the way borrowers actually ask it: what you bring in, what you pay out, and how long it takes.

No rate is quoted on this page. A HELOC can leave the first mortgage in place. A cash-out refinance replaces it. Dan's team runs your numbers before either one moves forward.

What matters before you pick a path

Money in, money out of pocket

A HELOC is a second lien. You may pay closing costs on the line, and you only pay interest on what you draw. A cash-out refinance pays off the current mortgage and gives you a new one, so the cash to close includes the new loan's costs. Dan lays both numbers out before you choose.

Your monthly payment

A HELOC payment is usually interest-only at the start, on the amount you have drawn, and it can change. A cash-out refinance payment is a new principal-and-interest payment on the whole balance, plus taxes and insurance. Ask for both payments in writing. Do not assume the old payment stays the same.

Timeline and hassle

Both paths need an application, income or property docs, and a review. A HELOC does not replace the first mortgage, so it is often the shorter conversation when the only goal is cash. A cash-out is the better conversation when you also want one new loan, a debt payoff rolled in, or the current mortgage is not worth keeping.

HELOC: when it is the first look

Your current mortgage stays. The line sits behind it. That is the reason to ask about a HELOC when the rate on the first mortgage is one you do not want to give up.

It fits smaller, staged draws: a repair, a tuition bill, a project you will pay back. It is not a promise that your rate never changes, and it is not a promise you will be approved. Credit, equity, and the lender's guidelines decide that.

Cash-out refinance: when it is the first look

A cash-out pays off the mortgage you have and starts a new one. Use it when you want one payment, when you are paying other debts into the loan, or when the current rate is not a rate you are trying to protect.

VA borrowers may have an IRRRL for a rate-and-term refinance, which is a different product and does not pull cash out. Investors looking at a rental should start on the DSCR page, which covers cash-out on investment property.

How Dan compares them

  1. What is the current mortgage, and is that rate one you want to keep?
  2. How much cash do you actually need, and when?
  3. What do you bring to closing on each path?
  4. What is the new monthly payment on each path, including taxes and insurance where they apply?
  5. If the math does not work, Dan says so. No pressure.

Frequently asked questions

Does a HELOC change the rate on my current mortgage?

Not by replacing that loan. A HELOC is a second lien, so the first mortgage can stay as it is. The HELOC itself has its own terms. Dan will show you both before you apply.

Is a HELOC the same as a cash-out refinance?

No. A cash-out refinance replaces your mortgage with a new, larger loan and gives you the difference as cash. A HELOC adds a line of credit behind the mortgage you already have.

Can I take cash out of a rental?

Sometimes. Investment properties are often looked at with a DSCR cash-out, based on rent versus the payment, not on your W-2 income. Start with the DSCR loans page.

Will you quote a rate on this page?

No. Rates, draws, and payments depend on the file. Call or send the scenario and Dan's team will come back with the numbers.
